The North End is one of Boston’s oldest and most authentic neighborhoods in all of Boston. Lined with tiny streets that on most days you may have a hard time getting a full size SUV down the street, or find yourself curbing it to get around a double parked car - the North End is one of our all time favorite neighborhoods.
I used to live in the North End (well kind of considered the West End) in the Strada 234 condo building. Strada234 a converted luxury rental apartment building to industrial-lux condos was a North End alternative that had an underground parking garage.
If your a city dweller who loves to walk the North End is a great neighborhood for you. If you must have a vehicle there are plenty of parking garages and of course North End resident street parking, although it is a tough place to get a spot…so plan on looking at garage spots if your considering buying a North End Condo.
The North End is mainly comprised of brownstone walk-up apartments from 3-6 stories. North End condos tend to be on the smaller side of living space but all so worth it when you live right inthe middle of it all with some of the best restaurants, cafe’s, pubs and conveniences in the city. Living in the North End also allows you to ‘get out’ of Boston quite easily. With the Big Dig now installed you can easily get on 93 North, 93 South or even the mass pike within a few minutes.
If your looking for a bit more space, or some less urban vistas you can try the waterfront that borders the North End and in my opinion is still the North End as its just on the other side of Commercial Street. Here on the waterfront you have piers that have been outfitted with Wharf building condominiums. Many loft like, but most all of them have much larger living situations.
Some of our favorite wharf buildings are: Battery Wharf, Burroughs Wharf, Lincoln Wharf, & Commercial Wharf.
If you want to live in the thick of it all and need size and luxury The North End does house a few options.
Some of our favorite North End Luxury condominiums are: 44 Prince, The Atlantic, 26 Stillman & The Mariner.

Boston Lofts, a growing trend in downtown Boston?
This week there was a ton of action on our Boston Loft pages. Not that it is abnormal, but it seemed to really stand out in our analytics. So what is going on and who is interested in these cool hip Boston Lofts?
The answer: The demographic is all over the place. Of course you have the traditional artist or creative individual who needs that raw open space to live/work in their Boston Loft, but we recently started working with a few clients in a completely different demographic.
One client we have been working with is looking for a blank canvas to create and design his own Boston Loft. He currently lives on the North Shore and is looking to come back into Boston with his wife and create a high energy, light filled living space downtown and possibly start a family…how cool is that. Imagine growing up as a little kid with your family in an ultra cool penthouse loft in downtown Boston!
Also this week we put a Boston Loft under contract at one of our new favorite Boston Lofts – 285 Columbus Lofts. These individuals were young professionals in that ‘move up’ buyers category. They really liked 285 Columbus because of that new, high volume feel. 285 Columbus is not like a Fort Point Channel brick and beam traditional Boston loft, but rather a converted office building that had great ceiling height and a developer with a vision to create great spaces with a super luxury feel. Like 360 Newbury, it is a truly a unique feel of luxury condo / loft volume spaces.
285 Columbus Lofts is a new high-end luxury loft development on the Back Bay / South End line. I believe they have approached 30% + sold and they really only opened in January, not that it’s a surprise because Boston Residential Groups 360 Newbury loft units flew off the shelf as well. Why do we only work with buyers?
Well, for starters, its what we like to do. The buy-side of the Boston Real Estate brokerage model is fun, exciting and a marketplace that is changing drastically.
Becoming a buyers agency was an easy choice for us. We saw that with our technical capabilities, we could offer a better service both online and offline making us more efficient and more effective representing buyers looking to purchase a new Boston Condo or a piece of Boston Real Estate.
What we added to our core business model was a very innovative commission structure (or lack there of). We saw that working with buyers who are searching online are much more educated, well versed in the local marketplace and more independent, allowing us to concentrate on the more important parts of the real estate transaction - negotiation, paperwork, submitting strong offers, referrals to top financial and legal professionals and much more.

Our current buyer profiles thus far look like this:
1. Young professional searching online, looking for properties on multiple websites, visiting open-houses and ultimately contacting us when they are narrowed down to a few properties.
2. Investors requesting local information and guidance for great investment properties and comparable sales data and then looking for a firm to package and close the deal.
3. Empty Nesters looking for their super luxury in-town condo in a full service luxury condominium building. They want guidance, convenience and a high-level service.
4. The move-up buyer whom has their house or condo on the market, know where they want to live, but just want to make sure they have the inside scoop on whats going on and looking to make the right investment for themselves / their family.
Its obvious that our Flat Fee business model attracts many people to use our firm to help search, negotiate and close on a new condo here in Boston. Yes, its very entertaining that our average $500,000 home buyer is getting $10,000 cash back at closing and our average $1,000,0000 buyers is getting back near $25,000 cash back, however, it is not the core of our business.
The sole reason we went into the Flat Fee brokerage business is because it is what we truly believe in. After all, why should we be compensated 10X more for doing the same thing and taking the same steps to help our $300,000 in comparison to our$3,000,000 buyer.
The answer is…we shouldn’t.
Our firm is built around an exclusive relationship with our client, a special trust and one that is equal no matter what you are spending. We have invested in our technology and in our people to help everyone and to do many transactions per month very efficiently and effectively for a $5,000 flat fee (paid by the sellers commission to our firm).

Example: One of our buyers spends $500,000 on a new condo here in Boston. As their buyers broker we are compensated by the seller a $15,000 commission on the deal. We take the first $5,000 as our flat fee brokerage fee and refund you the remainder, which is $10,000 in this example. Very simple. More on this & how it works click here.
